WPMLS adds new fields for short sales, REOs, and adult communities

Effective immediately the Westchester-Putnam MLS has added three new fields to the property record form as "Additional Criteria". They are: Short Sale (Yes/No); REO/Bank Owned (Yes/No); and 55+ Adult Com. (community) (Yes/No). All three are optional entry fields though we hope agents will enter the Yes/No when appropriate in order to facilitate searches. There is no default entry for any of them; if you don't fill them in they'll remain blank. Further, the field content does not appear on any of the Rapattoni standard reports or views except for the Listing Detail view, toward the bottom.

Short sale means that the sales value of the property exceeds liabilities and that a short sale will be needed to sell it. REO/bank owned means that the property has been foreclosed and is now owned by the lender. 55+ Adult Community means that the property qualifies for adult-only occupancy pursuant to a specific exception to the fair housing laws. If you are not familiar with what that means, do not enter a Yes or No in this field because you will be exposed to liability for discrimination if you have erred.
